How To Buy A Home

  • 1. Choose Your Budget

    This is something that should be considered before you even begin the process of house-hunting. Most banks will expect you to be able to put down 20% of the cost up front. There’s no point in spending  mortgage. Print off a credit report and make sure your history is correct. Think about getting pre-approved. Once you get pre-approved, you can feel comfortable putting down a serious offer on a house. A good buyer doesn’t make an offer without pre-approval.

  • 2. Make An Offer

    Making an offer can be stressful, especially when you aren’t familiar with the market. Your Realtor will be able to help you decide on a proper offer, which will almost always be below asking price. Your Realtor will help you get an idea of what similar homes in the area go for. Be sure to ask the current owner if they will buy a home warranty. It won’t cost a lot, but the warranty will cover major repairs that occur one year after the house is purchased. Finally, remember to ask the current owner what will be coming with the house. Some people do not want to go to the hassle of moving large appliances like refrigerators, washers and dryers. Don’t forget to think about earnest money. Once you make the offer and offer the earnest money, you are committed to purchasing the house, or you will lose your deposit.

  • 3. Get A Mortgage

    While most banks require 20% down, some do not. Now that you have decided on a price, you can plan out your finances with more specificity. Think about how your would like to set up your mortgage. You can either go with a standard, interest-based mortgage or you can you can elect to pay additional points. When you pay additional points, you are basically choosing to pay a portion of the interest right at the closing. If you are planning on remaining in the house for some time, taking the points is a good idea because the lower interest rate will help save you money in the years to come.

  • 4. Hire An Inspector

    The banks will require an inspection anyway, but it behooves you to get the job done well. While the bank is just looking to make sure the price is right, you are the one who will have to live there. Look for an engineer who has some experience doing home survey. Your engineer will be able to point out potential issues that could cost you a lot of money. Be sure to walk through the house and the yard with the inspector and make note of any concerns. The inspection could ultimately change the price you pay at closing.

  • 5. Close

    It’s a lot of signing, so be ready. Even though this is arguably the most stressful moment in the process of purchasing a home, it is probably the easiest. You are basically just putting your name to paper; you will become the new official owner of the home in question.
